Brookfield's ₹5,000cr bid could lead to India's largest logistics platform

Business

Brookfield is about to shake up India's logistics scene with a ₹5,000cr bid for 16 million sq ft of warehouses and industrial spaces.
If the deal goes through, it'll be the largest logistics platform transaction in India so far and marks Brookfield's first big step into Indian industrial warehousing.

The portfolio is mostly operational or nearing completion

These properties are either up and running or nearly finished in key cities like Bhiwandi, Pune, Gurgaon, Chennai, and Uluberia.
Big names like Amazon, BMW, Flipkart, and Foxconn already use these facilities.
The main chunk comes from a joint venture between ESR and Allianz that kicked off in 2018 with a $1 billion goal—most of their platform is now built or close to ready.

Brookfield beats out other big players for this deal

Other major players like Blackstone and GIC were also interested but Brookfield won exclusivity.
Even after selling this portfolio, ESR isn't leaving—they plan to keep growing in India.
All this buzz shows how e-commerce growth (and government support since 2017) is turning logistics into one of the hottest sectors for big investors right now.
