India's office space boom: Record leasing in 2025
India's top cities just broke records for Grade A office leasing, hitting 71.5 million sq ft in 2025—a 6% jump from last year.
The surge came from tech companies, Global Capability Centers (GCCs), and flexible workspace operators who maintained strong demand, with a slight increase in space leased compared to 2024.
Bengaluru takes the lead
Bengaluru led the charge with a massive 22.1 million sq ft leased—about a third of all deals across major cities.
Delhi NCR, Hyderabad, Chennai, and Mumbai weren't far behind, each clocking in around or above 10 million sq ft.
What's fueling this growth?
Tech firms leased a record 22 million sq ft (up 32% from last year), while GCCs made up over 40% of total demand at nearly 30 million sq ft.
Flexible workspaces also saw big gains.
With new supply rising mainly in Bengaluru, Hyderabad, and Pune—and rents jumping by up to 15%—it's clear demand for quality offices is only getting hotter.
