Avendus Capital foresees REITs and InvITs topping ₹20trn by 2030
India's REITs and InvITs market might double its assets to over ₹20 trillion by 2030, says a new Avendus Capital report.
Interestingly, domestic institutional investors have only used a fraction of their allowed investment so far, leaving about ₹7 trillion still on the table.
Institutional investors to add ₹10trn
Mutual funds, insurance companies, and pension funds are expected to pump in around ₹10 trillion over the next five years.
Right now, there are 32 listed trusts managing about ₹10 trillion.
The sector could attract another ₹11.6 trillion from both local and global investors by 2030, helped by new asset types like data centers and more retail participation.
However, the report also notes that not having enough mature office or retail portfolios might slow down new REIT launches, even though recent IPOs like Bagmane Prime Office REIT saw massive demand (nearly 25 times subscribed in May 2026).
