Godrej Properties is gearing up to launch housing units worth ₹22,000 crore in the second half of this fiscal year. The move comes as a response to strong consumer demand. Pirojsha Godrej, Executive Chairperson of Godrej Properties, confirmed this in an interview with PTI. He said that the company had earlier projected property launches worth ₹40,000 crore and sales worth about ₹32,500 crore during this fiscal year.

Performance in H1 FY26

In the first half of this fiscal year, Godrej Properties launched properties worth ₹18,600 crore and recorded sales bookings of nearly ₹15,600 crore. This accounts for 47% of their launch guidance and 48% of their booking value target. Pirojsha said that both these numbers are usually skewed toward the second half. He is confident they are on track to meet or exceed these targets by the end of the fiscal year.

Future plans

Upcoming projects and market outlook

Godrej Properties is currently working on its housing project in Worli, Mumbai. The company also hopes to launch a new project in Bandra by March-end. Pirojsha said the overall market is holding up well and the demand environment continues to be quite attractive. This optimism comes as Godrej Properties reported a 13% growth in pre-sales to ₹15,587 crore during H1 FY26 from ₹13,835 crore in the same period last year.

In the fiscal year 2024-25, Godrej Properties sold properties worth ₹29,444 crore, mostly housing. The company has a strong presence in group housing projects across the Mumbai Metropolitan Region, Delhi-NCR, Bengaluru, Pune, and Hyderabad. It is also selling residential plots in several tier II cities. Pirojsha said that the equity capital of ₹6,000 crore raised through a QIP last year would help them continue investing for higher growth.

Financial performance in Q2 FY26

In the second quarter of this fiscal year, Godrej Properties reported a 21% jump in its consolidated net profit to ₹402.99 crore. The company's net profit was ₹333.79 crore in the same period last year. The total income also increased to ₹1,950.05 crore during the July-September period of this fiscal from ₹1,346.54 crore in the corresponding period of the previous year.
